			<content:encoded><![CDATA[<p>The annual Ridgefield HOA meeting was held 10/25/11. We were one lot short of a quorum. Reports from the current board members and unfinished and new business were discussed.</p>
<p>In August, new covenants were passed for R1. They are available on the neighborhood website (www.ridgefieldhoa.com). R2’s covenants expire Aug 26, 2013. New covenants need to be proposed and ratified before then. R2’s current covenants, as well as Ridgefield’s by-laws, are also available on the website.</p>
<p>The tennis court resurfacing should be complete the end of this week. The cost of this was covered by neighbor donations, a grant from the Mayor’s office, and the Ridgefield Homeowner’s Association.</p>
<p>The 2011 President has already resigned, and the remaining board members are resigning as well. New board members are needed. The positions are: President, Secretary, Treasurer, Communications, Grounds, and Community. The entire neighborhood benefits from the neighborhood association. It coordinates maintenance of the islands and cul-de-sacs, communicates important issues, publishes the directory, coordinates park renovations and community events, addresses any upkeep issues and approves projects for individual lot owners, and bills and collects dues to maintain the association.</p>
<p>Neighbor involvement is needed for the association to continue its activities. Please volunteer for one of the positions so there is no interruption in neighborhood services. Particularly for R2 residents, it is important the board continues uninterrupted, so the work on R2’s covenants can be completed. Even if you are new to the neighborhood, consider volunteering. Being on the board is a great way to meet your neighbors and become part of our community.</p>
<p>Once we have a list of volunteers, an email will be sent for proxy voting. Proxy voting will consist of responding by email your acceptance of or opposition to the proposed board members.</p>

<p>Attendant volunteers are needed for one-hour shifts, please reply to this email and let me know which shift you can help with.  This is FREE to all residents that have paid their 2011 dues. If you haven’t paid, you can pay any of the Dumpster attendants on Dumpster Day and use this great service. </p>
<p>As an attendant volunteer, all you will need to do is make sure those using the dumpster have paid their dues and also ensure that only acceptable items are dropped in the dumpsters.  Fees and penalties will be assessed to Ridgefield if any items on the “Not accepted” list are in the dumpsters.</p>
<p>The following is a list of items that will NOT be accepted:<br />

Flammable Materials<br />
Paints<br />
Oils<br />
Tires<br />
Batteries<br />

<p>In order to keep valuable dumpster space available, we encourage you NOT to put recyclable materials or yard waste in the Dumpster, please save that for regular City pick up on Trash Day.</p>

<p>I want to bring to your attention to pass along to other Ridgefield neighbors that a fella in tan shorts and white collared shirt with a hat has been going door to door trying to sell pest control services. He has stopped by our house twice, I have seen him around the neighborhood several days in a row now. Last stop at our house, he did not have a business card when asked, he also did not have a contact number as well. To me, this sounds fishy. I am questioning whether he is scouting who is home or not! I may be wrong about this guy, he may actually have clients in Ridgefield as he claims, but I do not care for the way he is trying to drum up business &#8220;if&#8221; indeed he is legit.</p>

Neighborhood input was taken to our legal counsel and after several  revisions, we have final documents.
